Pre-Purchase Strata Reports
A pre-purchase strata report is a detailed inspection of a strata scheme’s records, prepared before you buy. It tells you what you are really buying into, from the scheme’s finances to its maintenance history and how well it is run.
Whether you are a first home buyer or an experienced investor, a strata scheme can hide complexities that only surface in the paperwork. Our reports set them out clearly so you can make a confident, well-informed decision.
What our reports cover
Each report gives you a transparent overview of the things that affect your investment and your day to day enjoyment of the property:
- Financial position: levies, budgets and the capital works (reserve) fund, so you can see whether the scheme is financially stable and where the money goes.
- Insurance: the scheme’s cover and whether it is adequate for the building.
- Maintenance history: past, current and planned works, recurring problems and any significant costs on the horizon.
- Governance and compliance: how well the scheme is run and whether it meets its obligations under the Strata Schemes Management Act.
- By-laws and minutes: the rules you will need to live by and what recent meetings say about the scheme.
- Disputes and upcoming works: any current disputes, special levies or major works that could affect you.
Hard copy and online inspections
We offer two types of inspection so every buyer can get the information they need:
- Hard copy inspections for schemes from Coffs Harbour down to Newcastle.
- Online inspections for strata schemes right across New South Wales.
Fast turnaround
Timing matters in a competitive market. Most reports are completed within one to three days, and often within 24 hours of the inspection, subject to the current managing agent making the records available.
